The three seats designated for the election this year were not contested, so there is not
an election in 2025. The three incumbents each have agreed to serve another two-year
term.
As no Candidate Forms were received by candidates, aside from incumbents, before the
May 9th deadline there will not be a “Meet the Candidates” meeting on May, 20th.
There are five seats on the Board, two designated for townhouse owners, the other three
at-large, to be filled by either single home or townhouse owners. All terms are for two
years.
The Board currently consists of the following individuals: Merrick Berg, Janet Daily,
Vince Lyons, Charles Outhier, and Kelly Robinson.
Board Members serve as volunteers without compensation. Eligible Candidates must be
Unit Owners of Record and in good financial standing.
The Annual Meeting will be held on Tuesday, May 27th at 7pm. This year the meeting

●Transition from CAMCO Management company to CSK Management company.
The board has elected to terminate our contract with CAMCO Management
company and transition to CSK Management company. Effective August 1, 2025
CSK will be the association’s new management company partner.
●Launch of community website: https://www.providencehillhoa.org
●Providence Hill Tree and Woodland Management Plan prepared by consulting
arborist firm Rockwell Associates. John Rockwell Hosbach Jr., RCA, ACF,
CUCF Urban Forester, will be our guest to discuss the proposed plan and
answer any questions from homeowners.
●Results of Becht Engineering study of the town home roofs. Separately
townhome owners will receive a copy of this study. Kelly and Janet, town home
board representatives, along with Charles, HOA president, will present the results
of the study and discuss options for town home owners.
●Update on the status of the construction of canopies for the town home
mailboxes.
